
![]() | Announcements Abode Communities To Rebuild 1267 N. Hudson Ave. UPDATE : This proposal was passed by City Council on June 22, 2009. The following email was sent to us on Mar. 19, 2009:
Hello everyone, I am happy to announce that Abode Communities is now the official owner of 1267 Hudson Avenue and we will be moving forward on our plans to rehabilitate the property into a 45 unit building affordable to seniors, a development we call HUDSON OAKS. We have secured the building and will have a weekly assessment to make sure the building stays secure until we can start construction next year. As neighbors though, if you notice any unusual activity at the site, I would be extremely grateful if you would notify me (my contact info is below). Our next step is to submit an entitlements application to the planning department next week. As we discussed at our meeting in January (for those of you able to attend) we are requesting the following: (1) Variance for parking. The site currently has 34 parking spaces with car ports. We are proposing 35 spaces (4 of which will be ADA accessible) with no carports. We want to eliminate the carports to preserve two large trees located in the parking lot and to create a visual connection to the trees in Washington Park, located directly behind the property. (2) Minor Conditional Use Permit for modifications to the existing structure. We are proposing to replace the ground floor patios and add balconies to the units on the 2nd and 3rd floors. We are also expanding the community room in the rear of the building and relocating an exterior stair in the rear of the building. (3) Certificate of Appropriateness. The Historic Preservation Commission has to approve our design because we are located in the Washington Lake Landmark District. As neighbors, you will receive a letter from the Planning Department regarding these requests (if you are within 500 feet of the property). By the way, the letter will show that the owner of the property is Hudson Oaks Limited Partnership. Abode Communities is the managing general partner of Hudson Oaks Limited Partnership. For those of you who were not able to attend the meeting in January, I have attached a fact sheet about Hudson Oaks and a rendering of the front elevation.
